You cannot place a new order at the moment. Orders and revisions in progress will be completed as normal and your credits remain valid. Questions? Get in touch with us.
For estate agents selling in the UK, the US, the Netherlands, Germany, France and Italy: what to upload, what you get back, the label per market, and what it costs.
A staged version of your photo with a small label in the bottom right corner, your untouched original, and all photos of the property together in one zip. Every photo is checked and approved by a person before delivery, within 24 hours of payment.
For properties for sale in Netherlands, Germany, France, Italy, United Kingdom, and United States. Every photo gets a label in the bottom right corner in the language of that market, not in the language of this site. In the Netherlands, a virtually staged photo of an existing property may not be the main photo on Funda, so you always get the original as well.
No, the service is for businesses only, such as estate agents, photographers and property developers. Within the EU we ask for a valid VAT number, which we check. All prices on this site are excl. VAT; the invoice shows the VAT that applies to you.
Enter your work email and open the sign-in link we send you; there is no password. Add your company name and country, upload the photos of one property, set the room for each photo and choose a style. You see the full price before you pay anything.
JPG, PNG and HEIC, so photos straight from an iPhone work too. The long side must be at least 1600 pixels and a file may be at most 40 MB. You get the photos back as JPG, in at least the same resolution as the original, up to 4K.
One order is one property, with up to 60 photos. For more photos, start a second order. Every photo you upload counts towards the price; the form flags photos that look like the same shot, so you can remove one before you pay.
You can, but ideally upload one photo per room, so each room gets its own calm staging. Each photo is staged on its own, so we do not promise identical furniture across two angles of one room.
You set the room type for each photo: Living room, Bedroom, Dining room, Kitchen, Study, Children's room, and Attic. For a room that fits none of these, choose Other and add a short comment if it helps.
Yes. A furnished room is first virtually decluttered and then staged again. It costs the same as staging an empty room. You choose it per photo when you order.
Yes. Every photo has room for a short comment, such as where the sofa should go or what to leave out. You can also add up to 3 inspiration images per room: we use them as a reference for the look, and they never appear in the result.
Shoot in daylight with the lights on, from a corner of the room, at chest height, and keep the camera level. When a photo looks dark, blurred or tilted, the upload shows a tip; you can still order it.
The form says why for each file. Usually it is too small (use the original file, not a copy from a message app or email, which are often made smaller), larger than 40 MB (export it as JPG at a slightly lower quality) or a file type we cannot use. The other photos are not affected.
Yes. Your order is saved as you go, and nothing is charged until you pay. We send at most two reminders about an unfinished order, and unpaid orders are removed after 90 days without changes.
Yes. Each order has a field for the address or your own reference, for your use only. You can search your orders by it, and Order again starts a new order with the same reference, style and market.
You choose from six styles: Scandinavian, Modern, Japandi, Industrial, Country, and Classic. You choose one style per property, so all the photos match.
Choose what suits the building and the buyer you are looking for. Industrial suits lofts and high ceilings, Classic suits older buildings, and Scandinavian and Japandi keep a room light and calm.
No. One style covers every photo of a property, so the listing feels like one home. To show a second style, place a separate order for those photos.
Walls, windows, doors, floors, ceilings and the view stay exactly as they are: we stage, we do not renovate. If anything structural has changed after all, we redo the photo free of charge.
A person checks six points: the structure is unchanged, the furniture is correct in size and placement, light and shadow suit the room, there are no image errors such as bent lines, the style matches the other rooms, and the resolution is at least that of the original. Only when all six are right is the photo approved; otherwise it is made again.
The staging is created with imaging software (AI). A person then checks every photo against a fixed six-point checklist, including unchanged walls, windows and floors, correct scale and fitting light, and approves it or has it redone. Because the photo is edited, every image carries a label; in the Netherlands that label is "AI-impressie".
No. The photo shows one way the room could be furnished, and the label tells buyers it has been virtually staged. At a viewing they see the room as it is, which is why you always get the original as well.
Within 24 hours of your payment, weekends included. The order form shows the exact delivery time before you pay. If a paid photo is delivered late, its credit comes back automatically, or your money if you ask within 30 days.
As soon as your payment comes in: straight away with a card, iDEAL or Bancontact, and when the money is confirmed with SEPA Direct Debit, which takes longer. An order paid fully with credits or a trial code starts at once.
If you paid for it, we refund its credit to your account automatically, valid for 12 months, and email you about it. We still deliver the photo as soon as possible. Prefer your money back? Reply to that email within 30 days, before you use the credit.
When it applies, the site shows a time to order before for delivery tomorrow by that same time, in your local time. It uses the same 24-hour deadline as checkout. When today is fully booked, the line simply says when an order placed now is delivered.
Now and then we pause new orders for a short while. The site and the status page then say so, and until when if we know. Orders you have already placed are not affected.
By email, with a link to a download page. For each photo it has the labelled version and your original, plus everything in one zip. The link works for 60 days; after that the photos are in your account.
In your account you choose original size, a web size (2048 px) or a portal size (1600 px). The smaller sizes are lighter files for your website and property portals. Every size carries the label.
From your account for 12 months after delivery, and originals for the US market for 24 months. After that they are deleted, so download what you want to keep in time.
Request a revision on that photo, with a short comment on what should change. You can do this up to 60 days after delivery, as often as needed and always free of charge. Every revision is ready within 12 hours.
Open the order in your account, choose Revise this photo and write what should be different. You can also tick several photos and describe the change once. You see straight away when the revised photo is due.
Anything about the staging, such as a different sofa, another layout or fewer items. Walls, windows, doors, floors, ceilings and the view stay as they are, because we stage and do not renovate. The revised photo is checked and approved again before you get it.
Then that photo can no longer be revised. You can order it again as a new photo; Order again on the order page keeps the style, market and reference.
Yes. If you cannot use a photo, even after a revision, you get your money or credits back for that photo. Ask within the 60-day revision period. This applies to paid photos.
Write to us on the order page in your account, or through the contact form, and say which photo you cannot use, within 60 days of its delivery. For a late photo, reply within 30 days to the email about the refunded credit.
A short line in the bottom right corner, in the language of the market where the property is for sale, saying the photo has been virtually staged. It is readable on a phone. The French label also states that the furniture is not actually in the property.
No. Every staged photo carries the label: it shows buyers that you advertise honestly. The version without a label that you receive is your own original.
Yes. Photos for the Netherlands carry one of the label wordings the NVM names, in the image itself as Funda asks, and you always get the original as well. For an existing property, a virtually staged photo may not be the main photo on Funda, so use an ordinary photo of the property for that.
Photos for the UK get an English label, in line with Rightmove's rule that edited photos are clearly labelled. Rightmove also asks for a current photo of the same room, so publish the original we deliver with it. For Zoopla and other portals, check their own terms on staged images.
An English label, the original, and for each original a public link you can add to your listing. In California the law requires a statement next to an altered photo and a link to the original, and many MLSs want the original directly before or after the staged photo. These links stay online for 24 months. Check your MLS’s own rules on staged photos too.
Photos for Germany get a German label saying the room has been virtually staged, and you get the original as well. If you are unsure what a portal asks for staged photos, check its terms.
Photos for France get a French label stating that the furniture is not actually in the property, and you get the original as well. If you are unsure what a portal asks for staged photos, check its terms.
Photos for Italy get an Italian label saying it is virtual home staging, and you get the original as well. If you are unsure what a portal asks for staged photos, check its terms.
You are. We deliver every photo with the correct label and the original; you decide which photo goes where. We do not promise that a photo meets a portal’s rules, so check that portal’s terms if you are unsure.
A single photo costs $19.95. A property package of five photos of one property costs $79, which is $15.80 per photo. All prices are excl. VAT.
Yes. A single photo costs $19.95 excl. VAT, for one room or on top of a package. The price is the same whatever the room or the job.
Five photos of one property cost $79, which is $15.80 per photo. You do not pick it yourself: for every order we work out the cheapest mix of packages and single photos, and checkout uses the same calculation.
In the currency of the country your office is in: euros in the EU and the rest of Europe, pounds in the UK and dollars in the US. A single photo costs €29, £25 or $19.95 excl. VAT. Each account pays in one currency, so your invoices stay consistent.
The pricing page has a calculator: enter how many properties you list a month and how many photos each one gets. It shows what paying per property, credits and the office plan cost per month, and which is lowest for you.
You buy credits in advance for 20 photos ($279) or 50 photos ($599). One photo costs one credit; revisions never cost credits. Credits are valid for 12 months from purchase.
In your account, after signing in: 20 photos for $279 ($13.95 per photo) or 50 photos for $599 ($11.98 per photo). The credits appear as soon as the payment is confirmed, and you can spend them on any order.
Yes, 12 months after purchase. We email you 30 days and again 7 days before credits expire, and your account shows every expiry date. Credits refunded for a late delivery are valid for 12 months as well.
When you have credits, checkout uses them first, one credit per photo, and you can switch that off for an order. A trial code covers one photo before any credits are used, and whatever is left you pay at checkout.
For agencies that sell a lot of properties: 150 photos a year for $1,750, which is $11.67 per photo. The credits are valid for 12 months and you receive an invoice. We arrange the office plan personally; please contact us.
Send a request through the contact form with your estimated number of photos a year. We contact you personally to agree the plan and send an invoice; once it is paid, the credits appear in your account.
Online through Stripe, in advance. Card works in every currency; for euros you can also pay with iDEAL, Bancontact or SEPA Direct Debit where checkout shows them. Card and bank details are handled by Stripe and never reach us. Only the office plan is paid by invoice.
Your order stays saved and you can pay later from your orders. Credits or a trial code held for that payment are released again when the payment page expires after an hour.
In the EU we need it to invoice you correctly, before your first payment, and we check it with VIES, the EU VAT register. Outside the EU it is optional; add it if you want it on your invoices.
Yes, with a valid VAT number from an EU country other than the Netherlands. Businesses in the Netherlands pay Dutch VAT. Outside the EU, checkout calculates what applies to your country and VAT number.
Yes, a VAT invoice for every payment, including credit bundles. You download them as PDF under Invoices in your account, with a VAT summary per year for your bookkeeping.
You can change your company name, billing address and VAT number under company details in your account. Checkout also asks for the billing address with every payment. Invoices already issued stay as they are.
Yes, once per agency, on your first order. With a business email address a single-photo order costs nothing; with a free address such as Gmail, the order needs at least 2 photos. You find the offer in your account after signing in; it is valid for 14 days. We recognise an agency by its VAT number and email domain. The free photo is checked, labelled and can be revised like any other, but the late-delivery credit and money back apply to paid photos only.
Enter it at checkout under Have a trial code?. A code covers one photo and can be used once per agency; some codes need an order of a minimum size, and checkout tells you. If you received a link with a code in it, the code is applied for you.
Enter your work email and we send you a sign-in link. It works once, for one hour, and there is no password to remember. You press Confirm sign-in once more, so email security scanners cannot use up your link.
It is for when you open the email on another device, such as your phone. Type the code on the sign-in page instead of clicking the link. Always use the code from the newest email.
Wait a few minutes and check your spam or junk folder. Make sure the address is right, then send the link again; only the link in the newest email works.
We always email deliveries and revised photos, because they contain your download link. A review request two days after a delivery and one tips email after you sign up can be switched off in your settings. You also get at most two reminders about an unfinished order, and a reminder before credits expire.
Yes. In your settings you choose a default style and a default market for new orders. They are filled in for you, and you can still change them per order.
Orders and photos are stored in the EU. A GDPR data processing agreement covers any personal data in the photos you supply: you are the controller, we are the processor.
Supply as little personal data as possible: where you can, take or crop the photo without people, names, documents or other identifiable details. On upload we make a working copy without the location and other metadata in the file.
Yes. Under Privacy in your account you download one readable file (JSON) with your agency details, orders, payments, credits and the emails we sent. The photos themselves you download per order.
Request it under Privacy in your account. Once all orders are completed, we delete your photos and contact details and close your sign-in. Payments and invoices are kept for the statutory period, and any remaining credits expire, so download what you want to keep first.
Yes. Before paying, save the quote and copy the link or email it. It shows the photos, the price and the delivery time, and works for 14 days. To pay, sign in to the account that saved it; the price follows the photos in the order at that moment.
An account signs in with one email address, so a shared office address works well when several people order. Colleagues who only need the photos can use a share link, without an account.
Yes. In your account you download every delivery of a month as one zip, with a folder per order. Handy for your archive or bookkeeping.
Write on that order’s page in your account. We reply there and by email, and you see the reply in your notifications.
We do not run a phone line, but we call you back within 24 hours on working days. Or send us a message and we reply by email.
Or email us at hello@virtualhomestage.com.
